Perched Property Management Accepts Online and the
Perched Paper Applications ONLY.
Paper Applications need to be submitted by email or
dropped off at the Perched PM office.
Paper Applications must include $40 per applicant 18 & older. This fee can be paid as a cashier's check, money order, or cash.
Online applications will be charged $40 on application site.
Paper Applications must be legible.
Each applicant needs their own email address.
Online and Paper Applications will not be processed until Perched Property Management receives the Tenant Information Sheet.

Starting with their own residential investments, Perched was born out of necessity and due to the multiple requests from clients of their affiliated brokerage, Nest Realty Fredericksburg. Perched provides full-service property management services for all types of residential properties.

A real estate investor since 2004 and licensed since 2007, Bryan brings over 20 years of property management experience to Perch PM clients and tenants. Having invested in over 20 properties himself and with a background in mechanical engineering, Bryan focuses on protecting clients' investments while providing tenants with exceptional rental properties and customer service.

Licensed since 2004, Sarah is the owner of Perched Property Management, Nest Realty Fredericksburg, and Migration Referrals. Managing properties since 2004, Sarah brings a wealth of knowledge to landlord and tenant clients. As a Fair Housing instructor in the Commonwealth of Virginia, Sarah ensures that housing is available to all regardless of protected classes and socioeconomic obstacles.
